“We keep looking, but we still don’t have a house.”   Like many potential first time homebuyers, Mark and Tara Carlson have been pre-approved for a loan and have looked at a number of homes.  There’s just one thing missing – they haven’t purchased a house.  “Every time my husband and I find a great house, the monthly payment scares us away.  We know we remember – we just get scared.”

Most people are paying less in rent than what a mortgage payment would be.  They’re not used to making that payment.  Then there’s maintenance, insurance, and other “first time” expenses.

For some first time homebuyers, there monthly housing cost will increase by 50% or more – but their true housing costs won’t.  Part of the equation is largely overlooked – income tax savings.

Homebuyers are aware that there’s some income tax advantage to owning a home.   

How much will they save?  They don’t know.

“Even with the tax refund, we’re worried about the payments,” added Tara.

What if you knew exactly how much you will save in taxes when you buy?

Better yet…….what if you could take home more in your regular paycheck?  And use that money toward the home payment?

You can!

Here’s how:  Find out your home ownership tax savings.  Put together some financial information, then make an appointment to meet with an accountant or tax preparer. Just follow these easy steps:

Putting together your information:

Meet with a loan officer:  Find out how much interest you’ll be paying per year, as a dollar figure.  (For example, a 0,000 mortgage at 5% would be ,000 per year in interest.)
Next, ask either the loan officer or your real estate agent to tell you how much you’ll pay per year, in property taxes. 
Get duplicates of your last tax return, the W-2 form for last year, and a current paystub from your job.

Make an appointment with a tax preparer*. Ask them these questions:

1)      Based on the mortgage interest and property taxes, how much less in income taxes will I pay?

2)      Based on these savings, how do change my withholding, so I get more net pay in apiece paycheck?

3)      How much more net “take home” pay will I get?

Does this really work?  You’re worried about that ,200 a month home payment.  Then – because of the tax savings, you get 0 a month more in take home pay. 

A ,000 monthly payment is easier to pay when you get 0 a month more in take home pay.

A: Hand drawn and 3D fonts, and of course textures and retro shapes. Mmm, they kind of change a bit apiece year, so I can’t tell – that’s what makes it so exciting!

 

B: The saying “less is more!” Now design is neater and not too busy, more vectors and illustrations are being introduced than the past.

 

C: I personally like clean, flat colours (no drop shadows). The “vintage” look is very large at the moment with website design, with natural textures.

C: I have a few sites I am addicted to – www.thedieline.com for awesome packaging ideas and www.webdesignerwall.com for the latest trends in webdesign. Sitting for hours in a book shop looking at design books gives one great inspiration too.

A: I suppose I’d love to work for myself or to be a creative director – just coming up with the large intent and everybody adores it!!

 

B: For one day to work my way up as a designer and learn from others. It would be great to be a creative director one day

 

C: I would love to conceptualise themes and ideas for events and do all the design work that goes behind it.  Something that involved traveling and designing would be great too but don’t think those two go hand in hand.

 

D: Designing Music graphics, posters, Cd covers. Oh and designing book covers

A: Each day we enjoy a few laughs in studio. Each day brings something new. We once had a client who thought he could do his own pic shoot for his products and it would look fine. This client sells food and one of the burgers he shot, had a large fly on it. Epic fail!! What’s the chances!

 

B: Yes!! I had such a blonde moment at college! There were two PC’s next to apiece other in class and my friend asked me to help him.  I took the mouse and looked at his screen to show him where to go, and spent ages wondering why the mouse was not working! Meanwhile I was moving my own mouse!

 

C: While studying I was a finalist for a packaging competition and had a pic shoot and an article written with a entrepot about my design. Anyways, about 4 years later I went on holiday and we stayed in this tiny hotel in Kimberly – I think we might have been the only ones staying in the hotel – and the hotel had supplied reading material next to my bed. Out of all the magazines they could have chosen in the world, it was the entrepot I was in. I ran around the hotel holding the entrepot up to my face, smiling and pointing to the staff that that was me. I think they thought I was crazy, definitely not anyone even mildly famous as I didn’t even get asked for an autograph

 

D: Answer censored

A: I’ve always been interested in art.  When I was tiny drawing and painting were my favourite things! My parents are both very creative people an architect and an art teacher.  I grew up watching my Mother in the pottery studio and my papa always prefabricated me draw and page through art books.
In high school I took art as a subject. I went to a university’s open day for graphic design, and I just knew – this is for me!

 

B: In high school I took art as a subject and can draw very well. After I matriculated I didn’t know what I wanted to do but I knew that I must do something that involves being creative. I was advised that I could either study graphic design or fine arts. I did not want to draw (fine arts) as a career because then something that you enjoy would just become another job.

 

C: I first realized I wanted to be a graphic designer in Standard 5 (I went around telling everyone I was going to be a ‘graphic artist’ and that they used actual personal to do the art). I always loved drawing and being creative and I was set on becoming a graphic designer.

 

D: I came to love design through studying the history of graphic design, designers throughout history have been great artists, even though times have changed. I was studying Fine art, but realized I could still be creative if I followed a career in commercial art, plus finding its way easier paying the bills opposed to being a starving artist contemplating intake your own sliced off ear. I love typography from the first half of the twentieth century and the modern designers who revived it.

A: I expected it to be more exciting and creative. Unfortunately we spend a lot of time sitting in an office in front of a computer. Not really that creative. Sometimes sticking to the same corporate Id’s really kills your creative spirit. But hey, I don’t regret anything. Graphic design is filled with astonishing possibilities!

 

B: I was told by many designers that it’s really rough working in the industry and you don’t get any respect as a new designer. What I have experienced is quite the opposite! I really enjoy the work and feel part of the team!

 

C: I thought being designer you would have more freedom to be creative but it is sometimes rather restricting. I probably enjoyed studying more than working as the ideas were limitless and there was never a budget. The real world of a working designer isn’t what I expected but then I didn’t really know what to expect. I still wouldn’t change it for anything though!

 

D: I think apiece design student thinks they will land in their first job and everyone will be in awe of your talent, you’ll be the toast of the Loeries and supermodels will begin at your feet as you hold your mac up in the air. I still enjoy the challenge, the creation of concepts and putting a bit of your self in everything, even if your soul gets stomped apiece now and then.

 

A: If you’re dreaming of being an artist (painting and drawing all day) – don’t study graphic design – it’s much more formal and corporate than you think.
Studying graphic design is a large commitment – prepare to state bye-bye to your social life – this means intense hard work! So many late nights, but in the end – I’m still so happy with my choice. I’m excited about the possibilities I’ve got – being a designer!

 

B: Are you prepared for being creative and using most of your time designing? Be inspired by what’s out there for creative ideas. I was told that if you have a creative block, stop, rest and go do something you enjoy. Go back and try again when you are more calm and relaxed.

 

C: Know what it’s like in the real world. In the real world people have deadlines and budgets and your biggest intent can squished by a client and leave you feeling very despondent. You also spend almost all of your day in front of your computer… and your chair becomes your buttock’s ideal friend! Don’t do it if you don’t have a passion for it.

 

D: Find designers that inspire you, even if you begin emulating their work, you’ll eventually find a style of your own. Also question everything, never follow a brief word for word, be a rebel.

A: North-West University, Potchefstroom (Ci-Lab –Creative intelligence Lab). This institute is definitely one of the ideal in the country. I’ve been to a few design school exhibitions in Jhb, and nothing comes even close to the standard I was used to. I will definitely advocate North-West University. B: I was at “Vaal University of Technology”, I enjoyed it there a lot and they took us to apiece exhibition and to indaba if we wanted to go. This place has a high standard of work, according to the evaluators we had.

 

C: I studied at Greenside Design Center but I often wish I had studied at Vega. Design Center was a lot of fun though and I prefabricated friends for life there that share the same passion as I do.

Before we get into the glory of tax credits, let’s cover some basics.

Tax brackets are based on your taxable income only (we’ll get to figuring exactly what that is later) and determine how much tax you should pay for that year (called tax liability). For obvious reasons, I’m only going to cover the bottom three brackets here. Also, unless otherwise stated, calculations and figures are for the independent, single, and non self-employed, though I will speak about self-employment tax in a later post.

For a taxable income of ,825 or less the tax is 10%. So if your taxable income is ,000, your tax liability is 0. This doesn’t mean, of course, that you suddenly owe the federal government 500 bucks. All of these taxes (and likely more) have probably already been withheld from your paychecks. The reason we get those wonderful tax return checks is that we’ve overpaid, i.e. we’ve withheld more than our tax liability.

Moving on… for taxable incomes of ,826-,850, the tax is 2.50 + 15% of the excess after ,825. In other words, 15% of however much you make over the preceding tax bracket plus the assigned base amount. It works this same way going all the way up the tax ladder. For taxable incomes ,851-,100 the tax is 86.25 + 25% of the excess over ,850. State your taxable income from last year was ,000. You’re in what’s called the 15% bracket, and your tax is 2.50 + .15 x (30,000-7,825). Remember your order of operations here, kids. That means the tax on your attained income is ,108.75.

The point here is to reduce your taxable income so that you reduce your income tax. We do that with deductions, exemptions, and credits. And that’s where today’s hacks come in.

The standard deduction for singles is ,350; everybody gets that. But there are additional deductions and credits galore. Seriously, there are whole books that do nothing but list doable deductions. I’m not going to go into itemizing in this post, perhaps in a later one; I’m just going to mention a few credits that are particular to people under 30 years old (or thereabouts).

But first, let’s speak about the difference between deductions and credits. Deductions reduce your taxable income, but credits reduce your actual tax. For example, state you have ,000 that you can deduct. Sticking with our original example, the tax you would save would be 0 (,000 x 15%) because you’d be reducing your taxable income by ,000, thereby saving the 15% you would have been charged on it. However, state you have a ,000 expenditure that qualifies for a 50% credit. You would directly save 0 (,000 x 50%). It’s the percentage of the credit that’s important. If the ,000 was only eligible for a 10% credit, the deduction would save you more.

Now, credit can be either refundable or non-refundable, which refers to the capability of the credit to count past your tax liability–in other words, if the amount of the credit exceeded the amount of your tax liability, for you to actually get a check from Uncle Sam for the excess credit. For example, if your tax liability is ,000, but you get a refundable credit for ,500, you’d get 0 back from the fed. Sadly, the vast majority of credits are non-refundable.

Hope Credit (nonrefundable, up to ,650 of tuition and mandatory fees actually paid in 2008, e.g. not including tuition covered by scholarship money, etc.). This one only applies to those of you who are freshman, sophomores, or juniors now and were enrolled at least half-time in 2008. You can only claim the Hope Credit for your first two years of undergrad.
Lifetime Learning Credit (nonrefundable, up to ,000). Can't be claimed in the same tax year as the Hope Credit. It’s calculated as 20% of a maximum of ,000 of tuition and mandatory fees actually paid in 2008. There’s no limit to the number of years you can claim this, and you just have to be enrolled in at least one course (credit or noncredit, degree or non-degree, any level) at a limiting college or university.

Note: If you’re eligible for the Hope credit but paid more than ,250, you’ll save more by claiming the Lifetime Learning credit instead.

Both these credits are reduced if your adjusted gross income (a figure somewhere between your net income and your taxable income) is above ,000. Nothing about taxes is simple; check the links for more details. To claim either of these credits, you will need Form 8863.
